The 2026 Kips Bay Decorator Showhouse New York

This year in New York, earth tones took over the Kips Bay Decorator Show House. From the rooftop to the secret garden, five spaces distinctly interpret a grounded palette through minimalist mossy cords, textural fringes, and generous sand-toned tassels.

"AFTER SEVEN" BY NICOLE FISHER

Bathed in natural light, sweeping floral fabric envelops the rooftop bar, embellished by Westport Beaded Fringe in Parchment along each swag. Drapery below is held back by the Saisons Tassel Tieback in Sand Dune, mirrored on wrought iron barstools by Saisons Key Tassel-adorned seat cushions in Sand Dune.

Bespoke seating surrounds the main bar, accompanied by a playful mix of fringed throw pillows. A central striped coffee table features a tailored skirt with performance Terrace Strié Chenille Border and Chainette Fringe in Camellia.

Stripes appear again on two chairs featuring yellow bolster pillows circled by the Westport Brush Fringe in Chai. On the ikat floral sofa, throw pillows are framed with a mix of Westport Bullion Fringe in Beeswax, Westport Brush Fringe in Beeswax, and Westport Double Cut Braid in Parchment.

A curated corner invites guests in with Westport Ruche-framed lumbar pillows in Earth atop two rattan slipper chairs, playing on the cushion fabric's abstract striping.

Near the door inside, the Aspen Cable Holdback in Canvas pulls back enveloping floral drapery to reveal the project's title and omnipresent eye illustration that brands the richly layered rooftop.

"THE GUEST BEDROOM" BY PETER DUNHAM

Set within sophisticatedly striped walls, a pistachio sofa is elevated with the Édelie Linen Tassel Skirt Fringe in Eggshell, balanced by the tailored finish of Annecy Cord in Seacrest along each seam and finishing matching throw pillows above.

"A LOVE LETTER" BY KKB INTERIORS

Within this thoughtfully layered children’s room, timeless key tassels held back botanical curtains to reveal spaces designed to evolve with time and inspire an appreciation for art and design from an early age. Just past the main room, a reading nook is revealed by Tiverton Cord holdbacks in Rosewater. A Katerina Key Tassel in Coral Bouquet hangs from each cord, harmonizing beautifully with the fabric's warm rose and celadon.

The bathroom beyond echoes this dainty detail with two Margaux Key Tassels in Rose de Thé hung from Bali Cotton Cord in Cream, which pull back mirrored shower curtains.

"THINK OUTSIDE" BY TYLER BANKEN

Inspired by the nearby Washington Square Arch and the home’s historic connection to John Philip Sousa, this pergola’s crisp white curtains are embellished with the performance Terrace Chenille Border in Surf layered with the Westport Ruche in Wave along each leading edge, complementing the frame’s verdant tiling.

"THE SECRET GARDEN" BY AAMIR KHANDWALA

Lending subtle definition to a whimsical world inspired by architect Antoni Gaudí, a simple Cambridge Cord in Spring Green circles two floral throw pillows perched on an abstracted rattan sofa.
